Location and description Leningrad Region, Vsevolozhskiy District, vil. Novosaratovka-Center (Utkina Zavod' area).
The land plot lies beyond the boundaries of Saint-Petersburg along the eastern inner side of the Ring Road, near the Utkina Zavod' area.

Trough the territory of the plot there go ameliorative trenches. To the south-west it touches on the road and MLP construction site. At present the plot is free of any buildings.

The plot has the longest outstretch of approximately 900 m from north to south and approximately 456 m from west to east. The plot is rectangular in shape, close to trapezium.

The plot is approximately 300 meters away from the eastern semi-ring of the Ring Road. It is situated on the 2nd line from the Ring Road. The plot stretches along the Ring Road for approximately 230 m. The land plot lies approximately 1650 m away from Oktyabr'skaya Quay by inner road.

The concept of construction of A-class warehouse complex, designed for relatively small tenants (from 2500 sq.m) has been drawn.
Transport accessibility The plot lies in the vicinity of the Ring Road and has the access to the inner road leading to Oktyabr'skaya Quay.
It is also possible to build a branch railway line, leading from the plot towards "Neva" railway station.

Automobile transport
At present there is no good road network beside the plot, only dirt road is available. The territory can only be reached by inner road, connecting the plot with Oktyabr'skaya Quay of the Neva River.
There is an exit from the Ring Road. At present the issue of its joint use is being considered.

Railway Transport
It is possible to build a branch railway line, leading to the plot. (preliminary approvals, including the scope of work and the cost of construction have been received). The railway branch can be attached to the existing railway line between the stations "Promyshlennaya-MLK" and "Promyshlennaya-TETs-5", that runs in the close vicinity to the west of the land plot.
Design study parameters:
1. The length of the branch railway line to be built – 1,2 km.
2. Dead end capacity – 6 wagons.

Public Transport
In the close vicinity of the plot there are no public transport routes. The closest routes go along the nearest arterial roads (Oktyabr'skaya Quay, Narodnaya Street).
Land status Industrial Land. Owned by a legal entity.
As per the General Plan the land plot lies within the zone of public and business and industrial development.
Communications The agreement for the connection to 4200 kVA power grids.
Technical feasibility to connect to water supply and sewage lines of Central Power and Heating Plant.
Technical feasibility to connect to gas supply line. Technical specifications are about to be acquired from the authorities.
Possibility in principle to connect the storm-water drainage (Technical Specifications are being considered at the moment by the authorities).
There is an offer for heating from the owners of the adjacent plot.
Surroundings The plot is surrounded with industrial, warehousing and trading facilities:
  • Central Power and Heating Plant-5
  • MPL "Utkina Zavod'"
  • "Alarm-motors Holding" Ltd.
  • "Rosan Invest" Ltd.
The further development is planned to in the walking distance from residential areas.
Possible use The target purpose of the plot as per the Licensing Letter of the Committee for City Planning and Architecture of Leningrad Region is the construction of terminal warehouse complex.
Price € 75 per sq.m.
